For Sellers

Sell a Home, Not a House

Selling your home in Vero Beach can often depend on the buyer's first impression of your home.  Putting a little work into it now makes the entire process of selling your house much more profitable for you in the long run.  As a prospective buyer enters your door, the home should be free of clutter and overcrowded furniture and closets, with the drapes open and the lights on.  A clean well-lighted home is more inviting to the buyer and creates the first impression you want.  Move the items from overcrowed closets to the garage or a short term storage locker.

Who Do You Need On Your Team?

Many people are not sure how to select a Realtor, and they often select the person who has mailed them a post card or a friend who is a real estate agent.  In the real estate profession, the old rule is 20% of the Realtors sell 80% of the business.  There are full time professional realtors who are results-oriented and that is what you need.

Select the Realtor who can demonstrate the following:
*   A list of recent sales they have
    "personally" made of homes in
     your area.
*   Some agents of successful
    offices ride on the coat-tails
    of their successful co-workers.
*   Be sure they can prove their
     own success.
*   If they have current listings of
     similar homes in your area
     it is to your advantage.
*   An easy to find web site with
     photos and descriptions of
     their listings.
*   A market plan for Action to
    sell your home
*   Comparable Market Analysis
     to justify how they arrived at
     their expected selling price.
*   Select a Realtor who has a
     "Tract Record of Success"

Lighten The Load

As you begin packing to move to your new home, the realization will probably hit you ... you have a ton of stuff. Rather than packing it all and lugging it to your new house just to stuff it into the garage and closets, lighten your load and make your move easier. A garage sale is a great way to unload lots of your little-used items and make a little extra cash or consider donating furniture and clothing to charity. You’ll be doing something good for yourself and for others.
